Case Study: How one couple added $170,000 to the value of their home in 6 months!

Increasing property value via clever interior design.

Adding $170,000 is exactly what one of my clients has done. Here’s a case study for you from one of my recent projects…

A young, professional family were seeking a more vibrant and fun environment in their coastal Sutherland Shire home which catered to their family life and love of entertaining. 

Prior to construction, the clients cleverly had the property professionally valued - Next Lending Solutions helped out here. This gave the clients their “starting point” and the property’s market value pre any design changes. I then stepped in and presented them with my design suggestions which included construction updates to the fireplace and outdoor area then it was a decoration overhaul including new sheer curtains, furniture, lighting and soft furnishings throughout! The clients accepted, and with the talent of Moxon Bros Architectural Builders, together we made magic!

Following the completion of the renovation and redecorating work, the clients had the property revalued - such smart cookies! The numbers don't lie and while a property can always fetch more with emotional buyers involved, this is still a really great way to get an idea of where you sit in the market.

Here’s what those figures looked like:

$1,280,000 - Pre renovation valuation

$130,000 - Design, Construct, Furniture & Styling investment

$1,450,000 - Post renovation valuation

That’s a $170,000 increase in value and $40,000 profit straight in the pocket. And just as importantly, a home the clients love!

AND, this was in 2019 when the property market in Sydney was slow. An even greater achievement. While my clients aren't looking to sell at the moment, it's still such a great way to see what money they've invested has paid returns, not only in delivering a beautiful home, but to their long term financial security as well. Great design does that 👊🏼

We've factored in the design & construction costs and my clients have come out on top in so many ways:

1. They have INCREASED THE VALUE of their property  - allowing for more financial options long term.

2. Their property now APPEALS TO BUYERS looking in a higher price bracket and is being compared to properties in more prestigious suburbs,

3. They have a HOME THEY LOVE, it looks beautiful and functions so much better than before. That equates to a happy family life, lots of entertaining and feeling relaxed coming home to a space which is entirely them.


Moral of the story? Interior design can directly add value to your property's bottom line. And who doesn't love an increase in profit?!

$100 per week in additional repayments roughly gets you $100,000 in finance.

$200 per week gets you $200,000.
